Tips for securing a Rental

Depending on the current market, securing a rental property can at times be quite difficult and not to mention how much of a stressful moving can be. Below are some tips for you to make applying and moving into a new rental easier:

 

Application Process:

Submitting a fully complete application with all relevant supporting documents shows diligence and organization, therefore this is crucial in the early stages of securing your new rental.  

Please refer to the front page of the application form for the required supporting documentation.

In most instances, we strive to process all applications within 48 hours however this is highly dependent on getting in contact with all applicants' references and the demand of the rental property. Our system will send you instant sms and email updates on the status of your application as it progresses.

 

Inspecting the Property:

Attending a viewing to make sure you are happy to take the property should you be approved is also highly recommended prior to applying, although not required.  If you cannot attend any viewings due to relocating, please make sure you write on your application that you are happy to take the property site unseen so we can send you the relevant documentation to submit with your application.

Approval Process:

If your application is approved, we will require you to thoroughly read and sign your new tenancy agreement within 24 hours of being notified of your approval, our team will arrange an appointment with you to sign these documents and also make payment of at least the first week's rent for property security.  Once this process is done we are then able to remove the property from all marketing platforms and get you ready to collect the keys. 

 

Key Collection:

We understand how exciting but also stressful moving can be and therefore will always accommodate our absolute best during this process.  Upon key collection, we require 2 weeks rent and the full bond amount in clear funds prior to releasing the keys.  Key collection is always from 3:00pm onwards on lease start date unless prior advised or organized by our office.  If we do not have the full amount in clear funds we unfortunately can not release keys to you for the lessor's security. 

 

Entry Condition Report:

Upon key collection we will provide you with your entry condition report.  Generally bounded due to the size of our reports, this highly detailed document will thoroughly explain the condition of the property.  Please be very particular when completing your section of the entry condition report and if you feel as if an item is marked clear enough to write it down. If you do not make note you will be liable for any discrepancies when it comes time to vacate the premises. You must return the hard copy Entry Condition Report back to our office within 3 working days of receiving it.  Once sighted and finalised by your property manager, you will receive a full copy in the mail for your records. 

 

Paying Rent:

Rental payments can be made by the following methods:

  • We take cash or card in the office 

  • Bank Transfer - on page 2 of your lease agreement you will find all banking details and your individual reference to use when making the transfer.

  • Payments over the phone  

Please note that there is a 1% surcharge on all credit card payments

Notice of Intention to Vacate

Please click on the highlighted link to download and complete this Notice of Intention to Leave if you are vacating one of our properties.  If you are breaking your tenancy please contact our office and speak with your Property Manager.
